Aspect, Mernda
Aspect consists of approximately 140 lots developed by AVJennings over seven stages.
A variety of housing types were developed, suitable to varying land sizes, providing a range of accommodation and broad market appeal.

The prevailing topography provided significant challenge in managing both access gradients and connections to rear gardens with number of steps minimised.
​
AVJennings intended to build on approximately 30% of lots, and the architectural style therefore sought to offer contemporary designs which would relate well to the offerings of builder partners.
​
Interior colour schemes are neutral in character in order to provide broad market appeal.
Variations in main floor material and splashback material provide further differentiation within each internal colour scheme.
Contemporary design elements include V-joint cladding to the face of the island bench.

Aspect included the first use by AVJennings in Victoria of the Pro9 pre-fabricated walling system. Pro9 offers both high thermal efficiency and significant reduction in construction times, and prompted AVJennings to develop a range of housing product achieving an 8 star energy rating, which are marketed as the 'Stellar' range.
